Building your first home

House and land packages: finance, location and design

We compare land, builders and designs for you, then manage the project through to keys.

What to check in any package price

An advertised price is a starting point. Two packages at the same price can end up far apart, so ask what each one includes:

  • Site costs: earthworks, retaining and connections for your actual block.
  • Inclusions: the floor coverings, kitchen, appliances and air conditioning in the price.
  • Outside works: driveway, fencing, landscaping and clothesline.
  • Estate rules: design guidelines that can add cost.
  • Total value: land and build together must fit your grant and 5% Deposit Scheme limits.

Why build new?

New homes qualify for first home owner grants, and separate land and build contracts can reduce stamp duty. The trade-offs are the wait, rent paid while you build, and interest during construction. Include them in your budget.
